Interestingly, while the lower price quartiles in the Los Gatos 95030 area have been a little soft recently, the high end or luxury market has been showing gains.

Houses for sale in Los Gatos 95032 are rising slightly in terms of pricing, excluding the most expensive properties on the market, which are slipping slightly. (Some of 95032 is in the Los Gatos School District, but not all. By contrast, almost all of 95030 is "in the schools", so this probably accounts for the difference. The 95030 area is also closest to the downtown area, which tends to be pricier and more desirable.)

The luxury home market in the mountains is in stark contrast to the "in town" zip code of 95030 especially. The other price points are close to flat in terms of apparent appreciation.
